Modular Housing Production Facility

The project involved the purchase and renovation of an approximately 245,000 square foot building in Indianapolis' Far Eastside Neighborhood. The building includes 150,000 sq. feet used as a modular housing production factory. The building further supports 42,000 sq. feet for community/office space to be leased to incubate or accelerate social enterprises, through office, co-working, maker, and other space. Nexus Impact Center (NIC) will manage the community/office space. NIC is a nonprofit that exists to provide economical space for social enterprises seeking to generate sustainable revenue and make social impacts. NIC also supports impact organizations by providing programs, referrals, and tools that help them dream, build, grow, and scale their endeavors. The social enterprise incubator / accelerator will provide space to entrepreneurs, more than two-thirds of whom are expected to be minority, with the support to develop and grow, which will provide additional employment opportunities and benefits for the surrounding low-income communities. The renovated facility will create 150 new permanent, full-time equivalent jobs associated with the modular housing operations. At full development, the factory will produce 500 homes per year, half of which are expected to be offered to families earning no more than 80% of the area median income.
